Strong Growth in Short-Term Rentals in Bang Po / Maenam, Ko Samui

During the 2024/25 high season (19 December – 16 April), the number of booked villas through Airbnb rose by 33% compared to the same period in 2023/24, while the average nightly rate increased by 22%.

On 1 January 2024, 123 villas with 2 -4 bedrooms were rented through Airbnb in the Bang Po / Maenam area — the only day that season to reach that level. In contrast, during the 2024/25 high season, 123 or more villas were rented on 93 days, meaning peak-season occupancy was sustained for over three months.

Over the past 12 months, the average daily rate (ADR) for 2-4 bedroom villas in the Bang Po / Maenam area climbed by 27% year-on-year to USD 261, and average occupancy reached 66% year-round.
